Position Summary

Summit Skilled Solutions is seeking a skilled and dependable General Maintenance Technician II to support a commercial/industrial facility. This role is responsible for performing preventative maintenance, troubleshooting, and repairing a wide range of building systems and equipment. The ideal candidate demonstrates strong communication skills, a proactive mindset, and a commitment to safety, quality, and ownership of their work. This position operates within a “flow-to-the-work” team environment and requires adaptability to varying priorities.


Key Responsibilities

  • Adhere to all safety standards, including OSHA regulations and lockout/tagout procedures
  • Perform routine shift rounds to inspect systems, identify issues, and document performance
  • Troubleshoot, maintain, and repair facility systems and equipment independently and as part of a team
  • Conduct inspections of operating systems, including monitoring pressure, speed, vibration, and wear
  • Perform preventative maintenance and replace consumable components (belts, filters, fluids, etc.)
  • Maintain and repair:
    • HVAC systems, plumbing, electrical systems, and fire/life safety equipment
    • Motors, transformers, MCC panels, circuits, and variable frequency drives
    • Dock equipment (overhead doors, dock levelers, seals, and locks)
    • Interior and exterior lighting systems, including emergency and exit lighting
  • Execute repairs such as rebuilding pumps, valves, steam traps, and solenoid devices
  • Perform general facility upkeep including minor carpentry, painting, and plumbing repairs
  • Maintain electrical distribution systems and building controls
  • Complete administrative duties including parts ordering, vendor coordination, and documentation in CMMS
  • Communicate effectively with team members and client representatives regarding work status and timelines
  • Support and potentially lead maintenance projects and coordinate subcontractors when required
  • Adapt to changing priorities and maintain productivity during downtime

Qualifications

Education:

  • High school diploma or equivalent required
  • Trade school or additional technical training preferred

Experience:

  • Minimum of 4 years of maintenance experience in a commercial or industrial setting
  • Equivalent combinations of education and hands-on experience will be considered

Licenses/Certifications:

  • Valid driver’s license required
  • Forklift and aerial lift (e.g., scissor lift/JLG) certifications preferred or required

Technical Skills & Abilities

  • Proficient in using hand tools and power tools
  • Ability to disassemble and reassemble mechanical systems such as pumps, fans, and HVAC equipment
  • Working knowledge of plumbing, electrical, and carpentry systems
  • Understanding of building systems including HVAC, electrical, plumbing, and life safety systems
  • Experience operating forklifts and aerial lifts
  • Basic computer proficiency, including email and maintenance management systems (CMMS/BAS)
  • Ability to read and interpret technical documents, manuals, and diagrams
  • Strong problem-solving skills with the ability to work in dynamic environments
  • Capable of performing basic mathematical calculations related to maintenance tasks
