Maintenance Manager – Multifamily Residential

We are seeking an experienced, hands-on Maintenance Manager to oversee maintenance operations for a multifamily residential property. The ideal candidate will have strong apartment maintenance and plumbing experience, leadership ability, and excellent troubleshooting skills.

Maintenance Manager Key Responsibilities

  • Oversee daily maintenance operations and lead the maintenance team.
  • Schedule, assign, and prioritize work orders and service requests.
  • Troubleshoot and perform repairs while assisting technicians with complex issues.
  • Maintain property standards, safety, and quality of completed work.
  • Communicate with the Property Manager regarding staffing, repairs, building conditions, and major issues.
  • Maintain work orders, maintenance records, tools, equipment, and inventory.
  • Coordinate outside contractors when needed.

Apartment & Building Maintenance

  • Plumbing repair and troubleshooting including toilets, sinks, faucets, supply lines, drains, leaks, and fixtures.
  • Basic HVAC troubleshooting and routine maintenance; coordinate major repairs as needed.
  • Repair and replace appliances including refrigerators, stoves, washers, and dryers.
  • Perform minor electrical repairs and replace light fixtures.
  • Repair doors, locks, hinges, windows, shelving, and other general carpentry items.
  • Prepare vacant apartments for new residents.
  • Assist with pool maintenance and general property upkeep.
  • Maintain common areas, buildings, grounds, and facilities in a safe and operational condition.

Work Orders & Resident Service

  • Monitor, assign, and track maintenance requests.
  • Prioritize emergency, urgent, and routine work appropriately.
  • Communicate professionally with residents regarding repairs and scheduling.
  • Follow up on outstanding or recurring maintenance issues.
  • Identify recurring problems and recommend long-term solutions.

Preventative Maintenance & Team Leadership

  • Conduct routine inspections and preventative maintenance.
  • Identify potential issues before they become costly repairs.
  • Train and direct maintenance staff on procedures, equipment, and safety.
  • Monitor employee performance and work quality.
  • Assist with staffing and scheduling.
  • Promote a safe, professional, and accountable work environment.

Maintenance Manager Qualifications

  • 3+ years of maintenance experience, preferably in multifamily/apartment properties.
  • Strong plumbing experience required.
  • Previous maintenance supervisory or management experience preferred.
  • Broad knowledge of plumbing, HVAC, electrical, appliances, carpentry, locks, and general building maintenance.
  • Ability to diagnose problems and determine appropriate repairs.
  • Experience managing and prioritizing work orders.
  • Ability to safely use hand and power tools.
  • Strong leadership, communication, organization, and problem-solving skills.
  • Professional, customer-service-oriented approach when working with residents and property management.

On-Call

  • Participate in a rotating on-call schedule approximately every 3 weeks.
  • Evening and weekend availability required during assigned on-call periods.
  • Respond to or coordinate emergency maintenance situations as needed.

Maintenance Manager Compensation & Benefits

  • $63,000–$68,000 annual salary
