Job Summary
Summit Skilled Solutions is seeking an experienced Mechanical Engineer 3 / Facility Maintenance Technician to perform preventive maintenance, inspections, troubleshooting, and general repairs on commercial and industrial facility equipment.
This position plays an important role in maintaining reliable building systems and ensuring a safe, comfortable, and functional environment for facility occupants. The successful candidate will be mechanically inclined, dependable, safety-focused, and capable of working both independently and as part of a team.
The technician will document maintenance activities through a computerized maintenance management system (CMMS), communicate effectively with customers and facility personnel, and support the overall operation and appearance of the facility.
Candidates must live within 30 miles of Waltham, MA.
Key Responsibilities
Preventive Maintenance & Inspections
- Perform scheduled preventive maintenance on facility and building equipment in accordance with established procedures and manufacturer recommendations.
- Conduct routine shift rounds and inspections of facility systems and equipment.
- Monitor equipment operating conditions, including temperatures, pressures, vibration levels, flow rates, and other performance indicators.
- Identify potential equipment failures, safety concerns, and maintenance deficiencies.
- Report equipment issues and deficiencies to site leadership.
- Accurately document completed maintenance activities in the CMMS.
Equipment Maintenance & Repair
- Troubleshoot and perform routine maintenance and minor repairs on commercial and industrial building systems and equipment.
- Assist senior technicians with more complex maintenance and repair activities.
- Replace filters, inspect and replace belts and hoses, lubricate and grease equipment, perform oil changes, and clean condensers and coils.
- Perform basic mechanical adjustments and equipment maintenance.
- Complete general facility maintenance, including painting, patching, fixture repairs, and minor carpentry.
- Perform basic plumbing repairs involving faucets, valves, drains, and related fixtures.
- Assist with basic electrical maintenance, including lighting, lamp, and ballast replacement where permitted.
- Maintain tools, equipment, work areas, shops, and storage areas in a clean and organized condition.
Customer Service & Communication
- Communicate professionally with customers, facility occupants, vendors, coworkers, and management.
- Respond promptly to maintenance requests and customer concerns.
- Provide updates regarding work status, anticipated completion times, and potential operational impacts.
- Maintain a professional, customer-focused approach while performing all assigned duties.
- Demonstrate strong follow-through and accountability for assigned work.
Safety & Compliance
- Follow all company safety policies, OSHA requirements, and customer safety procedures.
- Follow lockout/tagout procedures, permit requirements, and other applicable safety protocols.
- Properly use required personal protective equipment (PPE).
- Identify and report unsafe conditions, hazards, and compliance concerns.
- Participate in required safety meetings and training programs.
- Maintain a safe and organized work environment.
Vendor & Facility Support
- Assist with monitoring subcontractors and vendors performing facility maintenance and services.
- Communicate site procedures, safety requirements, and work-area expectations as directed by management.
- Verify work areas remain safe and organized during contractor activities.
- Support facility improvement projects, special projects, and other operational initiatives as assigned.
- Perform additional duties as directed by site or facilities leadership.
Qualifications
- High school diploma or equivalent required.
- Trade school, vocational training, technical certification, or related coursework preferred.
- MA Refrigeration Journeyman License required.
- Valid driver’s license required.
- Previous commercial or industrial facility maintenance experience preferred.
- Forklift, aerial lift, scissor lift, OSHA, or other trade certifications are a plus.
- Strong understanding of basic commercial building systems and maintenance practices.
- Ability to safely use hand tools and small power tools.
- Knowledge of basic mechanical, plumbing, carpentry, and general building maintenance.
- Ability to perform routine preventative maintenance and corrective repairs.
- Ability to safely operate forklifts, scissor lifts, aerial lifts, and similar equipment after required training and certification.
- Proficiency with computers, mobile devices, tablets, email, and CMMS software.
- Ability to read and understand maintenance manuals, operating instructions, safety procedures, blueprints, diagrams, and work orders.
- Strong written and verbal communication skills.
- Ability to prepare routine maintenance reports and documentation.
- Strong problem-solving and troubleshooting abilities.
- Ability to perform basic mathematical calculations used in maintenance and repair work.
- Ability to work independently while also collaborating effectively with a maintenance team.
Ideal Candidate
The ideal candidate will have hands-on commercial or industrial facility maintenance experience and a strong mechanical background. Candidates should be comfortable performing preventative maintenance, troubleshooting equipment, completing general building repairs, documenting work electronically, and interacting professionally with customers and facility personnel.
